- LTV up to 70% based on appraisal
- Rates typically 9.50% – 9.75%
- Fixed 2, 3, & 5 year terms
- 25 year amortization
ASSET-BASED, The program may be used only for:
- Acquisition
- Refinance
The private lender will only FUND the following:
- Land (USA Only)
- Residential Subdivisions (Development of) (USA Only)
- Mixed Use (USA Only)
- Buildings Zoned as Commercial (USA Only)
- Resorts (USA Only)
$1Million and no more than $500Million.
- Up to a 3 year Term
- 10% to 12% Interest Only Payments
- 2 to 3 Points Charged by the Lender at Closing (Plus whatever PCFC Group Charges for Origination)
- NO Prepayment Penalty Fees
- Up to 70% LTV however, will fund 100% with a Security Instrument such as a LOC or BG!
- WILL Cross Collateralize!
NO Credit / Bad Credit / Bankruptcy OK because this program is ASSET BASED and NOT credit based!

We currently have 2 newly renovated units in Chicago we're looking at doing a cash out refi on as well as a tri-level townhouse we own that we're currently looking to renovate and sell.
