I am looking for either a JV partner that can provide the fund of 80% of the purchase price of $34,500 plus split 50/50 of the inspections and etc.

Currently tenant-occupied $840/month

Property Taxes approximately $1,200.00/year
Insurance estimate : $400-$500/year

I need finance commitment by early August.

You take the profit of 40% of all Net Cashflow each month.

Property is in city of Allentown, Pennsylvania

For the first 2 years. You will receive approximately $1250. Due to private money I received for the 20% of the purchase.

3rd+ years will be approximately $2664

Need to seal the deal ASAP.
