Does NO up front fees include an appraisal or title work?

Don't know many lenders that'll pay for an appraisal. What if it comes in too low to do the loan?

I know a couple of SFR fix and flip lenders that'll use old bpos and appraisals if within 6 months. But that's not happening on your $5mm hotel. They'll ask for a re cert.
