There would be an LLC Property Owner and up to 13 members.  There will always be at least 50% down on each property.

What type of property(ies)?  I'd be interested in seeing what you've got going on, and what you're looking at doing because it sounds like you need non recourse lending and/or a lender who is fine writing a fractional note.   I have lenders in hand who consider these types, depending on the deal.  Please send summary offsite.

Great, we started looking today and I will be setting up corporation in near future.  These will be Resort like Condos near the ocean up to $1,000,000 with a minimum of 50% down.  There will be 10 max members in the corporation.  The Corporation will hold title and deed and all members will have one vote and share all monthly expenses.  The security will be the property only.
