a self storage facility and a C&G store...these are newly constructed as of 10 months ago...both are now cash flowing...have very close to a complete package on this deal...borrower is credit worthy...his net worth is over 3 MM net...gross around 5.3...
This is for a construction take out loan...loan amount very close to 2MM USD...the DSCR is over 1.8...LTV is around 40%...location is right on a major road...in Jaco..
Please tell me what kind of rate and terms you can offer...what would be the cost to do this loan...he was trying to sell the property however, the buyer was dragging his feet and time has slipped away...construction loan is fast maturing...is now willing to take an I/O product at a hard money rates...I do have two lenders willing to do his refi or the purchase...but, they charge 45K and 15K respectively and even though the 45K fee based group can fund the deal he is wanting a lower upfront fee or no fee at all and pay a success fee...
Lastly, if you take this deal on...how fast can you work it ?  I do have appraisals, his PFS...anyway, please let me know...
Sadly time is now of the essence around 20-30 days left on the clock...perhaps, shorter...15-20.

  • Copy of Appraisal or other valuation (if available)
  • Expanded Resumes of all principals
  • Line Item Detailed Use of Funds for short-term and long-term projections
  • Financial statement-Corporate/Personal

 You will need to show proof of funds invested to date in the project (if applicable), ability to pay for third party expenses including a site visit, a need and necessity study (mini feasibility) along with legal and due diligence.  This is not upfront but after you receive an expression of interest in writing from the lender along with lender contact and documentation for your due diligence. My job is to get you through our in-house underwriting and to funding!  We believe that relationship is critical if we are to be successful with our business venture and without a good relationship we will not be a good financial partner.
