Hi Tony,
Thanks for writing. I represent several private funding sources that look for specific deal structures.
In a nutshell they want to see that the borrower has at least 20% of his own skin in the game on total acquisition cost
before considering a loan.
In this case that would would be $74,800. However they will then lend 65% on the estimated final value (completed value.)
In this case that would be as much as a $357,500 1st TD short term loan to complete project.
For the most part, they want to see that any borrower/principle has cash invested in a project.
