I have an investor who is looking for funding for a down payment on a commercial property (Retail stores, restaurant, daycare..etc.) all leased. Purchase price is $3.1M and he is looking for a $750k loan to fund the down payment. If you agree to do this, you would have to take a second lien position on the loan as the bank who will be lending the remaining balance will take first lien.

What would be the exit strategy be from the 2nd position lien holder? This seems like a stabilized asset at that CAP rate with room for increased rent ( I could be wrong). The question would be how is value going to be created to exit that 2nd position.
