Paradise Valley, AZ is a very desirable area and the trend is to tear down the homes built in the 70'ies and building a custom home. A custom home sells at a minimum of 2.2mil to 3+mil. A corner property up there is for sale for 669,900 and we like to do just that. I can get the financing for acquisition and rehab for around 90% of the total cost, but I am looking for an investor to invest $150K secured by a second trust deed so we can start the project. The whole project will take about 9 month and we are will cut the the investor in for 20% of the profit. The profit is calculated at 1mil+ minimum.
The property across the street was just purchased for 790,000 and is already torn down, so is the property right behind this. The purchase price of 669,900 is actually quite a deal.

UPDATE: I have somebody who will fund the $150,000 but I need an individual with at least a 650 credit score. It would be an unsecured loan. If you have a credit score of minimum 650, you don't need to put up any cash and we offer $100,000 in return in about 9 month when the project is finished.
