We have a highly regarded internationally renowned architect that has been awarded the rights to develop a 6 acre site in downtown Federal Way, WA, USA.  This site will encompass a hotel, retail/office, residential condos, and parking.

We need an equity investor that can invest approx 25-35% of total project costs, and borrow (or invest) the remainder, for approximately a 95% equity participation.  

After sale of 80% of the residential units, expected within 18 months of completion, the expected debt would be reduced to $90,000,000, on the remaining income producing residential units, hotel, office/retail and parking.  Pro-forma DSCR is better than 2.00X.
