Simply, I own a multi state portfolio of rentals. I want and need to reinvest into many to drive up values and revenue. Redoing multiple loans to source money/access equity would be costly. Seeking a shorter term loan which will allow a more rapid reinvestment realizing a significant increase in income. Exit will be realized by the ability to secure the best refinancing terms for an updated market rent property(s). I believe there is a funding source that can value the length of time of ownership, appreciate the amount of equity locked into the portfolio and see this for the stable loan it would be. I don't want someone telling me what they want me to do, I am plainly seeking a loan that would have many many exit strategies available. 20+ years invested into this.
