We make “asset-based” loans, which means we evaluate the cash flow of your rental property rather than your personal debt to income ratio.

Our typical client owns 5 or more properties, and has been turned down by the bank due to insufficient income shown on their tax returns. We make it simple to qualify and use a common sense approach to approving your loan. Personal debts do not count against you.

I personally have been investing in real estate for over 10 years, and understand the challenges that residential real estate investors face every day. Whether it’s working to improve cash flow, convert loans to better terms and unlock equity from existing property, or even trying to fund new acquisitions, we are uniquely qualified to partner with you to help grow your portfolio.

Insurance Backed Lending

Our primary loan structure is insurance based.  This is not a bank loan, but an insurance backed, simple interest loan, 30 or 15 year term that is tied to a commercial insurance policy which accumulates cash value 1.5 times the original loan amount at maturity, and the client reaps the benefits. Loan minimum 500K-25M and higher case by case.

The financing comes directly from the insurance company, not a bank or hard-money lender who is lending according to principles of banking.

The investor and insurer “service” its own financing contracts (we do not call them mortgages; banks do so, we are insurance &reinsurance).

With insurance based lending, traditional qualifications for funding are no longer a requirement.

•There are no discriminatory disqualifications

•Bankruptcies and foreclosures are ok

•No credit/bad credit history, lack of income, etc. Is ok

The requirement to participate in this program is to provide a letter

of intent to do business and demonstrate the ability to qualify for a

Financial Guaranteed Bond.

This is a non-recourse program up to 75% ltv, but you will be required to show US based liquid assets 6 months debt service below $2 million, and 12 months debt service above $2 million. Please inquire for further details.
