Hello,

Need a hard money loan to purchase a property for humanitarian use.

Property address is 7919 Albin Ln Houston Texas 77071.

6 bedrooms 9 bathrooms 8,000+ sf, in ground pool and jacuzzi, 2 story property.

Purchase price is $350,000.

Rehab cost is $125,000.

Harris County Appraisal District has the property appraised at $706,000.

Zillow has the property appraised at $608,000.

Title work is already completed and closing documents have already been signed.

Propertry to be refinanced after repairs are completed.

Original private lender backed out on the day of closing.

Need funding ASAP.

we are here in southern california and have borrowers wanting hard money loans.  These borrowers have been secured form hard money brokers.  We are looking for funding for these borrowers one loan at a time.  You preview each deal first to see if you want to fund it.  If you fund the loan we like to give 8%.  We take care of the borrower and any problems that may arise.  Late and no pay are our problem.  You receive your monthly interest check no matter what the borrower does.  Loans are ultimately secured by real estate.  Loans are generally short term.  If you would like to pursue this please send any questions to me.  There is more to the program of course.

Hi Copelon

Thanks for connecting, our project is looking for $400,000 to $2m, with possible extension to $4m if possible. We have 10 properties ready to buy owned by the partners, they are producing 18% to 20% rental yield. 

We have another 35 to 40 properties to buy and they will bring in additional rental income within 6 to 8 weeks. 

We are looking for both equity and debt, as our income cash flow is quite strong, so we can afford some leverage. 

It is likely we will be doing an IPO within 24 months time either in the US or Australia.
