Saw your blog post here, and the following got my attention: "Low credit scores? No income? That's OK too...Interest only and "no payment" options are available. 100% of acquisition/construction can be financed no problem.
There are a number of multifamily in my area, but I currently only have my disability as income, which isn't much. I'm looking at acquisitions...
Here are some examples of mobile home-rv parks I'm looking at:
Asking: $739,000. NOI $90,000. The Property has 13 units plus a house and one rented space.
Asking: 449,000. Gross income is about $60,000 per year ($300/unit), expenses at $10,000+/- per year gives an incredible net income of about $50,000 annually. Also has a 5 bay shop that is partially rented out. Water, garbage and taxes are the only expenses at $900+/- per month. Mobile home park is a grandfathered use. Park sits on 2+/- acres leaving 17+/- acres for another home site with beautiful views.
Deals range from $200k - $6M. Can you help, with my first, without me needing "skin in the game?"
