renovate, sell and rent properties.
Lines of credit to established "fix and flip" borrowers, supported by "common sense"
underwriting and flexible, customized programs. Unlike traditional hard money lenders,
they want long term partnership with their borrowers.
They lend on non-owner occupied single family and multifamily properties (up to 30 units),
including tear downs and auction funding. Rental loans to investors that rehab and lease
properties and, in some cases, to new construction builders.
Commercial loan program available for retail, office, industrial and hospitality real estate.
Commercial program can go up to 75% LTV.
Credit Lines between $50,000 to $7,500,000.
Fund up to 85% of Acquisition and Rehab Costs not to exceed 65% of After Repair Value
(ARV) on Residential Properties (1-4 units).
Fund up to 75% of Acquisition and Rehab costs not to exceed 60% of ARV on
Multifamily Properties (5-30 units).
No application fee for credit line approval
Monthly payments are interest only.
