Since 1994, Three Arch Investors has developed and built out over 18 communities of single family and multi-family housing throughout the western region of United States. The principals of the company have more than 25 years of experience in all aspects of real estate, from the acquisition of raw land to the ultimate building out and sales of the completed communities.
In addition, since 2010 Three Arch investors has led five partnerships that have bought and rehabbed foreclosed homes to sell to new families seeking their first homes. More than $15 million of these homes were successfully remodeled and sold..
The company has successfully completed a range of high-quality housing projects in prime locations. Sites are carefully selected to offer the best financial return and marketability for the investors. With a track record of more than $1 billion in residential projects completed during a 30-year time frame, we believe we have the skills set to offer investors quality opportunities while mitigating risks.
Beginning in 2013, we saw changes in the housing markets that reflected limited new foreclosures, coupled with static limited listings of both new and existing inventories. The housing market is no longer distressed; therefore, as investors we need to change strategies to provide capital for new homebuilding projects. Three Arch Investors believes now is the time to seek out builders that have entitled ready to build projects in both single housing tracts as well as large apartment communities. These builders must be able to quickly take advantage of the strong markets, as well as identify landowners that require funds to complete their working drawings - but have properties under market value due to ownership of the dirt prior to the improvements in the market. We have identified the key markets of Denver, Las Vegas, Phoenix, Portland, Southern California and Seattle as our primary focus and have several new projects that meet our objectives of conservation of capital while achieving mid-teen returns.
