I will not play games, have no time for that.
There is no upfront charges, none. I appraise the properties myself, and I know Southern California like the palm of my hand, and prefer loans in Southern California, but will go the extra mile if I know you are serious, and the loan amount is larger than $1mil.
Can fund you in less than a week, if it has to be a rush loan, but you must show me why it is a rush loan.
I lend my own funds, between $300,000. to $1mil per property.
If you have more than 35% in equity, I will go up to $2.5mil per property.
Cash out is ok too.
Will not lend you 100% (only flakes and scams can promise you that, it never happens).
You must have skin in the game, this is not free money, I have worked for it and will not give it away.
My loans are for 1st Trust Deed, no more than 65% LTV (loan to value). I will quote you terms over the phone and will tell you in a few minutes if I can fund your project. Occasionally I lend on 2nd TD, if I am comfortable with equity and if I can swallow the 1st (in case of default on the 1st).
