We are a family based Private Real Estate Investing business, acquiring foreclosed SFR's in the Greater Tampa Bay Area, FL on an ongoing basis. As such, our life-blood is Funds - which we use to purchase & rehab & re-sell at Market Value. Our intention is to find & partner with genuine PRIVATE LENDERS, who can grow with us, either

 A) with interest-bearing loans covering the FULL project costs        [purchase/rehab/closing/carrying/funding]  or                                                                                B) JV Partnering [profit-split] with our Partner covering the full costs.

We also entertain taking in a Private Lender(s) or JV Partner(s)  in 2nd position - who fund the Gap between the 1st mortgage & the balance of what the project requires. This bridge/gap funding would range from $40k-$80k, depending on the property at the time.and should return 25% per project [or 50% Annualized Nett Return or more ] - pro-forma.

We currently have 3 properties requiring $514k secured by $700k of R.E. assets. Or $40k, $60k & $80k  required in 2nd position/note with profit-split.

We prefer working with a Private Lender(s) who keeps things simple & can fund in a relatively short period of time, where we show Lender/JV partner the new property & the $ numbers for approval & funding - with each new property brought to the table.

Part of our Success Formula is that ALL our properties have negligible light/cosmetic touch-ups ONLY [& we still also include a contingency amount].
