Private Equity for Projects

I have been contacted by a private equity fund manager that is looking to deploy equity for RE projects in the US.  Objective is to deploy for shovel ready new construction or renovation.  Must be out in 24 months all P and 34 percent return.  However, open to candidate projects you may have.  JV and outright control are open for conversation.  Can be new construction, flip or long term if you can prove exit takeout at 24 months.   Serious only.  Must be able to substantiate ability to make the return the 34 percent and the P at 24. I will need a standard write up that defines the project, sources and uses, and timeline.   Again, clear description of exit is important.  Equity can be leveraged or 100 percent. Will need a clear description of the exit.  

You must be direct Principal source,also an Short Summary of the project as well.
