90% might be a stretch in the current economy but 85% Loan to cost with all rehab funded is available all over. I won't touch a loan under $500k myself but if you get one over $500k I am happy to do your loan personally. Everyone in the business knows my name so you get 0% chance of mistakes with me. I cannot afford to make an error which is a huge benefit to you. For flips under $500k there are so many people you can go to. I would look at the Top Funding Sources tab on this website. I can't really tell you one person because I own this site so no favoritism but go there and start messaging or ideally call/text the Top Funding Sources. Here are a handful of names: Ken Voss, Jeffrey Jones, David Kindopp, Rod Stanback. Rod is a direct lender, the other names are successful Brokers. Any one is a great choice. Use me or Lisa Verholtz if over $500k.
