I am so sorry that I missed your message!! I originally had joined because I had learned that there is a lender here who's company frauded me and that was before I became a Private Money Lender myself. So, needless to say I wasn't checking for any messages. And, now I find that this space is good for me to be in...ironic
Anyway, the main company I broker for is Cogo Capital and their terms are
Purchase Price 90%* Rehab 100%* Purchase Closing Costs 0% *Total Not to Exceed L.T.V. 65%
Rehab 100%* Closing Costs 0% *Total Not to Exceed L.T.V. 65% If cash out exceeds 10% of loan amount, max LTV is 50% Verification of 10% down at acquisition required.
Buy Down of Points and Interest Additional Cash to Close Points Points 5% -1% -1% 10% -2% -2% 15% -3% -3%
Although, with that said all I need to do is four more deals and I can get 100% across the board. No cash out of anyone's pocket if we partner the deals...I can't wait for that!!
