I have a purchase, fix and flip project in SFR in south FL. Purchase price $360,000, market value $510,000.  Needs minor rehab which they will do. Looking for Loan of $400,000. Hi Linda, I am your perfect client in that first of all I need to borrow $150.000 to obtain a income producing ( presently $5k month - can do $11-$15k per month) mixed use commercial complex. I can obtain it as a lease purchase with $10k down and interest only payments for a year use some funds for a little fix up and curb appeal, marketing etc.  or we can purchase it now for $500K and then send all of the payments to you as our primary lender. It appraises for $650K
