The fix & flip program is designed for the residential real estate investor. This program will provide the funds for the purchase and the rehab of your investment property 1 - 4 units. The basic terms are as follows:

No minimum down payment
No credit requirements
65% ARV loans up to 80%+ funding
1-4 unit rehabs (we will lend on larger rehabs case by case)
3-12 months term
$20k - $250k (larger case by case)
12-15% interest only

I am licensed for private money loans in California only and do offer Owner Occupied or Principal Residence financing, which many Lenders do not unfortunately.  I'm still looking for owner occupied financing available throughout the United States other than Texas. 

Please do call my office at (707) 523-2099 if you are a Lender/Broker who offers private money/hard money loan type financing for owner occupied properties in states throughout the U.S.A.

We offer 65% of the ARV, fast closing, in a matter of days. I need a contract( for purchases)

B po, contractors bid on letter head and photos of inside and outside. We can do a joint venture or finance you out right. The interest rate is unbelieveable 1 to 3 % no up front fees and they are very low , around 4 %. We can also do refi for 65% of current value or ARV and these loans can be done over and over again. There is no limit to the number of investments. We will loan up to 100K on each transaction.

We also hel p investors that need proof of funds, we will de posit, monies into your bank account ( cash) they will be blocked funds, but it will not show as blocked. You can't move, use or transfer the monies and we can leave them in the account for 1 year. This will hel p you get investments under contract and also allow you to get loans from you bank, because your business account is liquid.

The cost is as follows, we charge $3995 for each 250K you request in monies for one year. You can choose higher amounts in pools of 250k. This is not instruments, it is liquid cash into your account and the wire transfer takes 3 business days. NO DOC investor home loans for 1-4 unit residential properties. 

We offer a no credit check, no income verification loan to investors on single family and multi-family properties up to four units in 35 States.  35% down based on the sales price of the home is required to qualify.  Loan amounts from 20K to 100k.  No pre-pay penalty and no balloon payment.  We're ok with distressed homes.  When the appraisal comes back we are looking at the value of the property and not the condition of the home.  A typical closing happens in 10-14 days.  If you were declined on your loan and need someone to save your deal---we can do fast closings on deals that already have an apparaisal, title work, etc...  Please call or email if this is something that can help you sell a property or help you leverage your cash to purchase more inventory.
