I realize this is a CRE portal, but I have seen posts that offer other types of funding, in addition to CRE. I have two start ups, they re ALL IN, and have little capital reserve funds, so there cant be costs or fees prior to and not paid from funding at closing.
One is a $20M new Insurance carrier,that has already been reviewed by the RE INSURER ( a $2+Bn balance sheet) and they have evaluated the company , agreed to and signed a contract to represent the company as their RE Insurer, plus back office and an existing 50 state marketing platform. There is so much pent up demand for the new product, we will have to be back for a round 2 funding in less than a year. This is a billion dollar a year business in the USA. Most of the funding will be required by the DOI to be placed in the company "reserve " account, so license can be issued. We will be able to write premium on a 3-1 dollar basis. The policy issued will insure any capital investor against loss of their investment, for businesses, projects, or CRE.
The other is an Agri/tree farm project in the USA, and i need $2M, to launch. It is a totally "green' project and environmentally superior to any other project. High demand product, with very good ROI. Strong management is in place, and the business is structured under a Tri-Trust to protect assets and product, as well as planned succession of management. There are no assets until funded, at which time the land will be acquired , and all assets of the company will become collateral. Company is ALL IN and little to no cash reserve funds, so any costs / fees must come from the funding proceeds at closing.
If you are a direct lender/equity capital source and are willing to prove you have the capital and have actually recently funded..ALL of which must be 100% confirmed and verified, prior to releasing any project or confidential information
