I have an LOI for $15M for a JV partnership, it requires a down payment (this is a reputable US direct lender). I need $350,000 for 12 months and the JV will guarantee the funds can be paid out of the JV proceeds between months 6-12, so the loan is very secure with funds in place at closing, they just want the down payment to be put in place from myself.
