What if we need to refinance a condo (it is presently owned 100% without any loan against it) for the sole purpose of paying off a government debt related to business? Even though it is a residential condo in which the owner lives part of the year, the 60% loan (condo should appraise between $525,000 and $550,000 and net refinance required is approx. $300k) will be used exclusively to retire the legal judgment incurred from a failed business transaction. The borrower's credit score is low-to-mid 600's so really the hard money lender needs to look to the property value for collateral. Thoughts?
