YOU:  2 years of rehabbing and flipping experience of properties in your market (3 years is better).  Some financial clout (This funding source wants to work with successful real estate investors as measured by a full bank account).  You target SFRs in the $200,000 PLUS range.


WHAT I PROVIDE: 100% financing of purchase price AND rehab expenses.  I can even reimburse EMD and other upfront costs.


THE PAYOFF:  APPROVED properties should produce 24% (or greater) returns AFTER ALL expenses.  Profits split 50/50.
