need first mortgage at 30-40% ltv on income producing property

i am looking for a private lender that will loan between 30-40% of current value. This loan would be for acquisition of income producing properties and the mortgage would be well secured in first position. Additionally the seller will hold the balance on a second mortgage to create a 100% CLTV.
