Its funny how people are quick to say they can help - Do some research before sending your file to anyone, we have a few notes in Mexico that are in default and the government doesn't respond well to Americans trying to foreclose on properties, i would be real surprised if anyone on this forum could do it or would want to risk their money. and for someone that has first hand experience- the process isn't as simple as doing a closing in the US.

I would be REAL SURPRISED if you could lend in Mexico, especially 10M - there isn't an investor around that would allow that , are you a "direct lender " ? If so I'm sure I ts thru a self directed IRA and there are rules.
