We have a industrial building in SE USA with tenants lined up.  Cash on Cash should exceed 32%. 

The building is in great shape.  We have the right to buy it from the owners.  The purchase price is about 42% on the dollar.  The total amount is in the $850,000 range and we will come up with 10 to 20% - preferably 10%.  Loan will be backed by the asset that is appraised at $2 m, the leases which should be ready before closing and solid borrowers who have 2 to 1 coverage.
