Gold Watch Investment Group represents a real estate investment trust (REIT) investing in a diversified portfolio of Multifamily and other commercial real estate that exhibit cash flow. Our Clients are some of the largest investors in the country and 75% of the REIT’s business is repeat borrowers. We can bring a wide range of finance solutions to the table including sr debt, bridge, mezzanine loans and preferred equity.
We provide both fixed and floating rate commercial mortgage loans which follow the standards set by the CMBS securitization market. Typically we can provide financing with the following criteria:
• Stabilized properties including Office, Retail, Industrial, Multi-Family and Hotel. Self-Storage and
Mobile Home Parks will be considered on a case-by-case basis
• Loan Amounts--$5M-200M
• Loan to Value-- Up to 80% of appraised value
• Creditworthy Sponsor(s) or entity acceptable to Lender with sufficient liquidity and net worth
• Non-recourse with the exception of industry standard “bad boy” carve outs
Our REIT is aggressively seeking opportunities to finance quality acquisitions from experienced Sponsors. We are using our own funds so the approval process is expedited. If the loan meets with our criteria we can generally get to a Term Sheet within two weeks and close on the deal within 30-45 days.
