When planning a new home many find themselves faced with the decision of choosing custom
homes or what is referred to as a production home. The main difference is that custom homes
come from small builders and architects, and production homes come from a high-volume home
builder. Which is the best for the buyers depends on a few things.

While both variations are great options, the choice will depend on the amount of advice the
buyers would like to make. Either way they'll have a relationship with the builder. Here is
the basic difference between the two choices - A production builder will erect multiple
homes using preset plans and some customizations like appliances, countertops, flooring and
cabinetry. A custom homes builder creates a completely different home that presents buyers
with a huge range of design options for the lot that they get. Read on to learn a bit more
about each.

Production Builders

For those that feel production builders will be their best bet, they'll have to choose
between a local or a national company. Local builders have set communities in a city, while
national builders erect up to thousands of homes every year. It's a similar process just on
a larger scale. Some of the bonuses of using production builders are:

The Next Real Estate Collapse

As daily commutes go, I have nothing to complain about when I point my car toward Sovereign HQ each morning. The traffic congestion on Interstate 95, South Florida's main artery, is horrendous. So I take the scenic route, the coastal beach road known as A1A.

The views of the Atlantic Ocean are nice. But more recently, I enjoy the drive for a different reason. It's a ringside seat to the extravagance of the now-deflating luxury housing bubble I warned about three months ago. Recent data point more ominously to a serious problem in this sector.

Each day, my drive on A1A takes me past what is the single most expensive new home for sale in the United States: Le Palais Royal, under construction for the last five years.

Situated on 4.4 acres of beachfront, the "spec mansion" features the Atlantic Ocean as its backyard. The front yard is a nearly 500-foot deep-water expanse of the Intracoastal Waterway - perfect for even the largest private super yacht.

The mansion's soaring front gates, accented in 22-karat gold leaf, make it sort of hard to miss as you drive by. Just beyond the gates is a 60,000 square foot home with 11 bedrooms, 17 bathrooms, an 18-seat IMAX home theater (with its 50-foot-wide screen), and a 30-car subterranean garage. The building plans call for a second phase on the vacant beachfront lot next door. That's where the ice-skating rink, go-cart track, bowling alley and private nightclub are supposed to go.
How To Sell A House And Lottag:realestatefinance.ning.com,2016-06-08:6517464:Topic:2697732016-06-08T04:07:57.526ZJanos Sztojkahttps://realestatefinance.ning.com/profile/JimSztojka

In my own venture, it took around ten months more or less to sell a house and lot of the
transfer of property from parents to heirs of a clean title. You can seek the assistance of
a broker, a lawyer, or a realty firm, among others, to help you with the processing of
papers. Each office takes two, three or a month to stamp approval or release.

In the process of documentation, you need a set of photocopies of applications, receipts,
affidavits, claim stubs, and other certificates. Label them in safe folders and keep in a
bag so any time an office requires a copy, you have one available. Should a file be lost,
certified true copies could be sought from the proper government offices.
Buying Your First Propertytag:realestatefinance.ning.com,2016-06-07:6517464:Topic:2696342016-06-07T03:48:42.431ZJanos Sztojkahttps://realestatefinance.ning.com/profile/JimSztojka

It is bound to be very exciting when you finally are able to buy a home. However, the
buying process can be a daunting task if you are a first time buyer. Unless you know a lot
about property, you might find it a bit confusing especially when it comes to the legal
peculiarities of owning the property. Without help, you could also end up being charged too
high or getting a property that is not what it seems to be. Conveyancing services come in
handy in such situations because the solicitors for first time buyers help you with the
legal and even financial procedures of purchasing that property.

Conveyancing can be defined as the legal process of purchasing property and transferring a
legal title from the seller to the buyer. It is a process that goes through different
stages and your legal adviser or conveyancer will help you with the process. But why
exactly are the conveyancing services important and what will your solicitor do?

Conveyancer responsibilities

Legal research on your desired property is what the solicitor will have as a key task when
you hire the services. A surveyor will be get to inspect physical aspects of the property
while the conveyance will handle the legal aspects related to the same. Some of the areas
that your solicitor will look into include:

· Whether the seller really has the legal title for the property

· Whether there could be restrictions that will make it hard for you to enjoy the property

· Boundary evaluations on the land and who owns them
Smart Solutions in India: A Step Towards Developing Smart Citiestag:realestatefinance.ning.com,2016-06-06:6517464:Topic:2693832016-06-06T08:04:25.970ZJanos Sztojkahttps://realestatefinance.ning.com/profile/JimSztojka

The choice of solution is only smart if it is right-sized to the challenge it aims to address; bigger isn't necessarily better.

What's The Real Mean of 'Smart City'?

A city can be defined as 'smart' when investments in human and social capital and traditional (transport) and modern (ICT) communication infrastructure fuel sustainable economic development and a high quality of life, with a wise management of natural resources, through participatory action and engagement.

Experts predict the world's urban population will double by 2050 - which means we're adding the equivalent of seven New York Cities to the planet every single year. As our planet becomes more urban, our cities need to get smarter. To handle this large-scale urbanization, we'll need to find new ways to manage complexity, increase efficiency, reduce expenses, and improve quality of life.

With this rapid growth ahead of us, imagine if our cities could talk-if they could give us live status updates on traffic patterns, pollution, parking spaces, water, power and light. Imagine how that kind of information could improve the economic and environmental health of the city for residents, merchants, and visitors. Imagine how it could improve working conditions and productivity for the people who maintain the city.
Maximizing Small Space Through Rooftop Farmingtag:realestatefinance.ning.com,2016-06-06:6517464:Topic:2695052016-06-06T08:04:16.944ZJanos Sztojkahttps://realestatefinance.ning.com/profile/JimSztojka

Homes and facilities with little to no space for farming and gardening is something common to urban places. In urban places, people have learned to adapt their desire to start farming or gardening through different methods that allow them to start planting even with just little space.

If you have a space to spare in your rooftop, you too can start rooftop farming in your home or office. Rooftop farming is a practice that lets people make use of any rooftop space that they have for farming as well as gardening. Different crops can be grown depending on the space that you have. You can plant herbs and small vegetables if you have a small to moderate sized space. If you have bigger space, you can also employ vertical farming on your rooftop.

The benefit that can be acquired with rooftop farming is similar to the benefits that can be gained from other farming practices such as vertical farming and urban farming. Rooftop farming can possibly be considered as urban farming since urban farming seems to cover a much larger scale of farming practice in urban areas.
The Chill in US Real Estatetag:realestatefinance.ning.com,2016-06-04:6517464:Topic:2694142016-06-04T05:54:08.942ZJanos Sztojkahttps://realestatefinance.ning.com/profile/JimSztojka

The penthouse has a wonderfully grandiose name: the Summit of SoHo.

Sure, it has its own indoor pool. And yes, it has 23-foot living room ceilings. Plus, it
has not one but two private elevators. An entrepreneur that does not want
to work at home usually uses them or it could be a branch office. They are also known as
executive suites and business centers. They provide the occupant with telephone, internet,
and mail services. The professional facilities offered have a lower rent than the
traditional offices. Some shared office space also includes business equipment like fax
machines, copiers, audio visual equipment, and office furniture. They may even offer
receptionist services. The leases for these types of offices will generally be for six to
twelve months but others may offer the option of a three-month lease.

In some instances the rental space can range from a single cubicle or office to conference
rooms. When looking for shared office space you should look at what amenities you get, the
space options, and what it is going to cost per month. You should also look at the lease to
make sure it is correct before you sign it. The first thing that you should do is decide
what type of space you want to rent and how often you are going to use it during the week.
If you are going to work every day you should consider renting a genuine office space.
