WHAT NEXT? Need a solution!

I'm under contract on a home in Rancho Mirage, CA in the amount of $359k. The current fair market value is around $482k. With light rehab, I can get an ARV of550-600k.

I was recently defrauded and don't have any working capital. I can get most of the deal financed but it leaves me a small gap. I am looking for a credit partner on this project with a small investment secured by the property.
