The Business

Total project cost: US$19,4 million.

Progress/Proof
A local developer from Thailand owns the land for the housing development. They have already developed the back side of the target land for 50 single houses.
Business plan & executive summary, projected financials, and feasibility study is completed for the new project.

Objectives/Future
The local developer will assign the land to a new JV Co to be established.
Construction and sales of all villas completed in 20 months. Total sales revenues: US$25,3 million.

The Deal
Investor is proposed to invest US$3.65 million to the JV Co, which equals the value of the land.
Break even at 138 sold villas (71,1%).
NOI cap rate: 30%. IRR in 20 months: 66%.
