 SUMMERY:

           When I have secured a funding commitment from Equity Investor(s) I will birddog and find a suitable project that is compatible with the agreed on operating policy of the Limited Partnership Syndicate I become a 15% managing partner and take on all duties to stabilize the property which include but are not limited to: managing finances with overview from partners, property acquisitions, rehab, dealing with tenant issues, supervise and deal with all issues of rehab and redesigned remodeling, construction permits, inspections, evictions, payroll, labor, time and material and completing the project within the given budget and reasonable time frame. Managing properties, and any other duties and issues involved.
           Once we have zeroed in on a property I will, in consultation with partners negotiate the deal and do the due diligence process and forensic search to be sure we have all necessary information to proceed with acquisition of property. I am a licensed General Contractor and  licensed R.E. Sales agent. I attended UCSF for property management and am a CCRM.

Title work is already completed and closing documents have already been signed.

Propertry to be refinanced after repairs are completed.

Original private lender backed out on the day of closing.
