No one is going to provide proof of any closed loan from this company.  You people ask the wrong questions.  Why would anyone send a bank wire to someone   they've never met or company they've never done business with?  And for just a promise of a loan, and deal with someone outside this country?  Who in their right mind does this?

What a crock!!!!!!!     Again, who does this and lends hundreds of millions of dollars?????????

"The average funding time from application is 15 days", yet the email I received said 4 weeks.

If it's on the internet, IT MUST BE TRUE, RIGHT?    Why does the moderator of this site,  allow such promoters on this site when they just want to take your money upfront, promise you unrealistic things  & provide no loans whatsoever.

I'd say run the other way.   There's a sucker born every minute. The world is full of  gullible  people.   Here's the summary:

(1) Easy approval

(2) 100% funding

(3)  5% interest

(4)  30 YEAR TERM.

(5)  Mandatory upfront fee! 

(6)  No mandatory appraisal

7)  4 week closing!

Can they make it any easier for you?  Don't believe it for a second.  Who does this?

    GENERAL REQUIREMENTS:
 
    • Projects must be in locations where investments made by US and EC companies are not prohibited.
    • Deal size $100k to $800MM+. Rate 5%. Term up to 30 years.
    • We prefer projects that have secured exit strategies including pre-sales contracts and management contracts with established brands.
    • We would like to see IRR of at least 10% (worse case) and the project should be stable within 5-7 years maximum.
    • Project documentation should be ready and at least we can review a detailed business plan, financial forecast, appraisal (if any), and the promoter’s resume.
    • A Mandatory fee which is the commitment deposit is payable before closing through a bank transfer, but all other fees are paid after closing and transfer.
    • Estimated Closing Time is 4 weeks.

There's an upfront commitment fee this lender charges,  so beware!!!!   Legitimate lenders don't have to charge upfront fees prior to closing. Plus they are an alleged lender in the UK which complicates things also.  Most companies that allege  they can do 100% financing and charge an upfront fee that must be paid prior to closing and who  have a business presence outside the country and especially the UK are scams. 

Think about it.  Private lenders that offer 100% funding in this country do not charge a commitment fee prior to funding.  If they call it an insurance fee or government fee, run the other way.  There are too many upfront loan scam fees that originate outside the U.S.  Make them prove they've closed any loans.
