Need $11M in equity funding to purchase a new, fully leased, Class A multifamily asset

I'm looking for equity funding for the downpayment, closing costs, and initial working capital for a 200+ unit multifamily property in the Washington, DC metro area.  This property is in one of the fastest growing counties in the country.  It was completed in 2013 and is already fully stabilized (record time).  Anticipated strike price is $42M.  The $11M in equity will provide the down payment, closing costs, and small amount of working capital.  Projections show double digit returns for the equity investor.  Please contact steve@streetsmartinvestmentsllc.com.
