I'm seeking a private money lender in Sacramento CA and surrounding areas. I just tied up a property and am looking for funding to purchase and rehab the property- and then flip it. Here's the details

Purchase price- $225,000

Rehab - $35,000

Insurance- $800( annual)

Closing costs-  $1,700

No HOA's

Water, sewer, garbage- $45 month

Estimated resale price- $375,000

As you can see there's a lot of money to be made on this one. I'm looking for the best terms I can find.
