Can you tell more, (where, purchase price, current gross rent).
Is there a story - (must be to believe that 100% financing works from debt coverage point of view and you think its a safe risk free loan to lender)
Rates of 5-6 % are more like commercial bank rates who typicall wont do 100%
Would you split ownership or profits?
What be your role in such a deal? management? cash for repairs & reserves, interest payments?
Asking for 30 year loan, one can only assume property portfolio is stable and needs no work ?
why would the owners be willing sell ?
some of the above questions you can condense into quick elevator pitch and some you may want to put into exec summary.
I just wanted to bring to light some initial questions a lender (bank or private) would have. I have been arranging loans as lender and broker for 10+ years. Sometimes a project just needs some packaging help on the front or ideas on how to structure a loan.
The forum should be about helping others and networking. I think the request has very slim chance of funding, but it could be structured in a way that work.
