Small Balance Commercial Real Estate (seeking transactions with strong collateral and stable income but challenged borrowers)
· Excellent locations nationwide.

· Strong real estate with stable income (both historic and current).

· Borrower(s) with credit issues; foreclosure, short sale, tax lien, even bankruptcy. (We are priced for this.)

· Property types include light industrial, self-storage, retail, office, mixed use.

· Single tenant acceptable with the right tenant. This includes most publicly traded companies and government agencies with no 'out' clause in lease. Single tenant national restaurant tenants not considered.
· Maximum leverage considered 60%-65%. Borrower 'credit story' may result in lower LTV.
· 3, 5, 7 & 10-Year Fixed Hybrids with amortizations up to 30 years.

· Rates generally range from 4.75%-5.75% and can be priced with rebate. Borrower 'credit story' may result in higher rates.
