colleague sent this which may work for some of you- let me know if any are interested

we can provide competitive loan terms for those borrowers who can provide at least 35% of the project costs in cash and want to keep most (if not all) of the equity for themselves.

  • Primarily Commercial Real Estate Transactions, including pre-construction, and will also consider business ventures (no startups)
  • $5 Million to $500 Million USD or more
  • Located in geo-politically stable countries on a case-by-case basis, including the Americas, Caribbean, Europe, and parts of India
  • Borrower provides at least 35% of project costs in cash 
  • Rates and terms will vary but they are competitive
  • Bridge Loans, Transactional Funding, and Construction Development Financing are all available
  • Up to 40% financing on land purchases
  • Up to 70% financing on development 
  • Loan structure can include Debt (interest payments) or a combination of Debt and Equity (interest payments and percentage of profits)
  • Due Diligence fees vary and can be paid to a 3rd party due diligence provider
  • Submission Procedure:  your Executive Summary and be sure to include in the email:
    • Short (1 paragraph) description of the Project including the country it is in
    • Amount needed for the project
    • How much cash you will be putting into the project, where the money is coming from (partner, another loan, your own funds, etc), and how it will be used
    • Anything that isn’t included in the Executive Summary but knowing it may convince us to finance your project
    • Upon Lender’s expression of interest, additional forms and information will be required

hello everyone thanks for creating this group- hoping to network etc. Come across a lot of opportunities/ colleagues seeking financing/advice  in emerging markets  such as Africa a& Asia. At least with these groups we can weed out those that have no interest in international areas and gain some insights in the socio-economic  and political effects on business as well

Hello Brent welcome aboard.  We look forward to your active participation both as a borrower and as a service provider.  The interconnectedness of the money markets dictates that we must have an international perspective of finance.  I am in Spain, investing in the U.S. and planning to expand my operations.  So far the people who have shown an interest in International Finance have been serious players with loads to contribute in terms of contacts, background and knowledge.  Our intention is to work together and help each other and our clients reach their financial objectives.  I am sure your involvement will be equally as helpful.

Hi Curtis,

Great to have you with us.  Sorry its taken me so long to get back to you.  The short answer to your question is that I do not have lending sources here in Europe (I live in Spain).  What I can do is arrange a Fund whereby we could raise capital for investment.  We would do this in a low tax regime and authorized to issue securities to be sold throughout Europe.  There would be third part costs such as filings and legal.

I would recommend that you allow us to do the marketing of the investment for you which would involve attending certain key meetings whereby we would make contact with potential investors.

On behalf of the group owner...Welcome Mr. Branson! Maybe Mr. Greenshield could help since he is closer to the Republic. The only way my Sources would consider this is if the Projects are showing strong cash flowing characteristics.....and even then the Republic may not be of interest as a location. So difficult to find US-based Sources willing to deploy money internationally unless there is very specific government or inter-government involvement....you know....the 'humanitarian' reason type of Projects.

I do have another Source that will consider any international Project but their business model requires the unconditional guarantee to pay the debt by some investment grade obligor on the side of the requesting party.

It is basically quid pro quo transaction: My Source commits to providing non-equity financing only if the requesting party can bring an obligor to the table willing to 'promise to pay, heck or high water' the financing provided. Simple as that. No upfront fees. No catches.
