This is Jerry Parks here in Orlando FL. I work directly with an experienced owner of a NY financial group that has personal relationships and direct access to the decision makers of several large private direct lenders for  Commercial Real Estate funding. The minimum loan is approx $ 500K and there is no max. The criteria is the 65 % LTV or better LTV and the borrower has to have "skin in the game" if it's a purchase. For re-finance they like to see at least 12 months seasoning and a debt ratio of 1.2  to 1.25. I would appreciate a shot at the next deal you have or that you can refer me that you would like to get funded, Call me. Tel:  407 -733 - 6818  EST

Commercial Bridge/Hard Money: Commercial Land Development: Entitlements, capital infusion, geographical regions, and market conditions are all considered in the approval process.  With these issues satisfied, transactions can close quickly. Loans are interest only, most non-recourse, no pre-payment penalty and up to 5 year terms.

Our process is simple:

1) We will issue a commitment to fund if we are interested in moving forward. After which 5% to 10% of loan amount will be required as a down payment. This can be put into a third party escrow account.

2) You will then receive a list of required items needed to close. Everything will be handled by our attorney expeditiously.

3) After all items required to close have been received, we then schedule a closing through our attorney and yours. The 5% to 10% will be due on or before the scheduled closing date.

4) Again this program has been set up for serious borrowers who understand private funding. Since we charge nothing upfront, applicants will need to bring some "skin" to be considered.

5) Now offering a rate buy down! If you have more cash to apply towards funding, you can receive a lower rate!

Brokers are always welcome and protected. Brokers receive anywhere from 1/2 point up to 1 point. maximum for every referred project that closes depending on the loan amount.

 THE PROJECT FUNDER is a Capital Investment Firm who has established an Investment Program for Qualified Projects that meet the following criteria:


  • Asset-worthy, financially and economically viable
  • Has capable management
  • Is of a worthwhile value
  • Client has funds required to enter program


The Program will consider projects submitted ranging from $1 million USD and a maximum of $500 million USD. Projects that are over this limit can be considered but will be done in phases.  FUNDER functions as the investor for 100% of the project cost.


In exchange for funding 100% of the Project, FUNDER will receive a percentage of the Project net profits until such time as the investment amount has been repaid to FUNDER. There is NO DEBT SERVICING on this program.


Should the client wish to terminate the Profit Sharing Agreement with FUNDER, this can be done after a minimum term which varies depending on the type of project being funded and the Program selected.



All Projects are required to have a level of Reserve Funds available to them depending on the Program desired.  Absence of the availability of Funds to create a Reserve will disqualify the Project from being considered.

  • Profit Sharing 30% of Net Profits
  • Minimum Profit Sharing Term: 3 years after Project Completion
  • Minimum Funding Term: 3 years


Program D.

  • Projects under $10 million USD
  • Reserve level $250,000
  • Profit Sharing 30% of Net Profits
  • Minimum Profit Sharing Term: 3 years after Project Completion
  • Minimum Funding Term: 3 years


Program B.

  • Projects over $10 million USD
  • Reserve level 1% of Project Amount
  • Profit Sharing 40% of Net Profits
  • Minimum Profit Sharing Term: 4 years after Project Completion
  • Minimum Funding Term: 4 years


Program E.

  • Projects under $10 million USD
  • Reserve level - Greater of 2.5% or $100,000 of Project Amount
  • Profit Sharing 40% of Net Profits
  • Minimum Profit Sharing Term: 3 years after Project Completion
  • Minimum Funding Term: 3 years


Program C.

  • Projects over $10 million USD
  • Reserve level 5% of Project Amount
  • Profit Sharing 30% of Net Profits
  • Minimum Profit Sharing Term: 3 years after Project Completion
  • Minimum Funding Term: 2 years

We Lend Money - in your Hands in 10 Days !!

We are a nationwide private lender with unlimited funds willing to take experienced rehabbers to a new level.  How many fix-flip deals can you do per month ?  In most cases we lend up to $50,000 (more after 1st deal) to purchase and/or rehab a SFR (1 to 4 units), and we will never lend over 65% ARV. In return we ask for 1st trust deed on this, or other, property recorded in our name, with an exit plan of  ~3 months (fix-flip only), and a profit sharing split in equity, usually 50-50, at the close of escrow.
