I have an LOI for $15M for a JV partnership, it requires a down payment (this is a reputable US direct lender). I need $350,000 for 12 months and the JV will guarantee the funds can be paid out of the JV proceeds between months 6-12, so the loan is very secure with funds in place at closing, they just want the down payment to be put in place from myself. I need $100,000 for American Title Escrow within 2 weeks and the remaining $250,000 in 45-60 days. rphinkle@gmail.com

I am looking for end buyers. I have lots of co-wholesale deals, bulks/tapes, etc. from around the US. If you're looking for deals to buy, once you have funding, I have them!

I have a few in central Florida, including Orlando and New Port Richie, just minute north of Tampa. Have some in Atlanta and North Carolina. A few in the midwest, and some out west.

Generally, I assign my contracts, allowing the buyer to handle the closings. To put deals under contract, I need a POF [Proof of Funds] and LOI [Letter of Interest/Intent]. End Buyer is responsible for all due diligence.

I am a Real Estate Wholesaler. Need only a small amount of money to start a RE Empire. Starting in Columbus OH Expanding to 5 to 10 cities.
