Loan amount:        $1 Million to $2 Billion

Loan Terms:         

  • 100% true debt service (all points, fees, closing and soft costs rolled into loan)
  • 3.1% fixed deferred Interest up to 5 years  (based ONLY on amount drawn down to date)
  • Optional perm financing at 6.1% fixed interest 20 year balloon; 30 year amortization
  • Draws have 48-72 hours turnaround
  • No JV/Equity split on Projects below $10 Million

Maximum LTV:      70% based on 5 year stabilized value

Transaction Type:  100% A&D with Residential take out, Construction, Development, New Construction, Raw land development, Rehab projects.  NO Refi's or Straight Purchases.

All Loans are Non Recourse, No Prepay penalty, No Income or Credit Verification.
