Off-Market 161-Door Dallas Apartment!

My 161 door apartment in Dallas was in escrow to sell and buyer fell out (insufficient liquidity). Full DD package is online and two lenders have already blessed the deal including a FANNIE at high LTV. Price was $6.55M (~$40k/door; ~8%+ cap with upsides). We are not interested in highest offer, just the strongest buyer at same price that can drop into the deal.

A strong buyer can inspect the property plus a soup-to-nuts DD package before going hard with earnest money, while we hammer out details of the full contract for a week (draft contract and full package under NDA). 

It is exceedingly difficult to find a good multifamily in DFW, and this is a fair value with good management in place and multiple upsides. Plus, rapid redevelopment is approaching from 3 directions (Bishop Arts District, Pinnacle Park, and Ft Worth Blvd).

Seeking Incremental Equity For Trophy Beachfront Resort Property - Costa Rica

I bought one of Costa Rica’s most exquisite beach estates a year ago at a big discount, and now I need to finish paying off the last of the seller financing. So, I am offering syndication shares for about 20% of the deal to get it done. I think this is a very rare opportunity for a bit of international diversification with great yield, high upside multiple, and extremely low risk. Minimum is $56.25k. Accredited only.

The fully-titled estate sleeps 23 in 8 bedrooms encompassing 7,200 ft, in an ideal secluded location just 5 minutes from downtown Tamarindo and 1 hour from LIR international airport. It rents to one guest party at a time for $10k-$25k/week. We have most of our 2016 budget booked with deposits, and we should exceed 10% cap rate - hopefully 12%. Our breakeven occupancy is only about 20% and budget is about 50% - so we are already performing, with lots of upside. 
Investors are guaranteed 7% minimum distribution preference, against 80% of the profits. We should exceed the 7% minimum this year. I invested $1M+ at the same terms, and the intention is to hold 3-5 years for high yield and big upside multiple - without a mortgage, for the most possible stability and safety. Investors at $112.5k+ get visit rights that can bump effective yield to 15%. 
This is a “trophy” - the only beachfront estate in town where every single room faces the sea, in one of the world’s most ideal towns/countries for tourists or investors. It is impossible to build any more competing beachfront estates within a half hour of Tamarindo, while demand is growing extremely rapidly - so we expect cap rate to increase at least 1%/year.
