I work directly with a lender and we offer the following funding programs:

$100% financing/bond funding. This funding is 100% financing, but, the principal must be able to be able to pay for the underwriting, due diligence and appraisal fees. We charge NO UPFRONT FEES to review a transaction. After reviewing the transaction, we submit it to underwriting and we do a conference call. We do some "Q & A" with the client and at the end, the client decides if they want to go forward. They don't pay any fees until they decide And, we even give out references after the conference call. Yes, you can call our clients and get feedback.

Recourse Funding. Commercial and residential loans from $25,000 up to $500,000. This is an asset based, no-credit score and no personal guarantee loan. We offer bank rates from 4% to 5.5%. 70% LTV based on the ARV (after repair value) of the property. For buy/sell, it's 12-18 month interest only and for buy/sell, we can do a 5 to 10 year term based on a 20 to 30 year amortization.

Non-Recourse Funding. For our non-recourse lending for loans of 70% to 80% LTV based on the ARV. So, for example: you have a client that needs a loan for $3 million and the property is worth $5 million (refinance scenario). Here, there is no personal guarantee and it is asset based. The client MUST be able to show reserves and prove he can service the debt.

 I work directly with an experienced owner of a NY financial group that has personal relationships and direct access to the decison makers of several large private direct lenders for  Commercial Real Estate funding. The minimum loan is approx $ 500K and there is no max. The criteria is the 65 % LTV or better LTV and the borrower has to have "skin in the game" if it's a purchase. For re-finance they like to see at least 12 months seasoning and a debt ratio of 1.2  to 1.25.

 Below is the general information we need for looking at a Commercial Real Estate Private Money Lo.  Not all of the information applies to each particular deal But in general the list below is what we look st.

 All deals pretty much run the same course.  We need to know…….

 1-Type of property(apartments, office, mixed use, etc.)

2-Area of property (major metropolitan, if not general population in the surrounding area)

3-Condition of the property

4-Net operating income statement

5-Value and how long they have owned it

6-Any major improvements or renovations

7-Ownership status (in personal name, corporation, etc)

8-Motivation for deal and time frame for closing

9-What their existing mortgage is, payments, rate, term, etc.

10-Credit of the borrower

 

Loan to values range from 50%-90% and terms from 1 year to 30 years.

Rates vary from 3.625%-16%

My company is a New York based Commercial Mortgage Broker that's been in existence for over 25 years.  Currently for multifamily deals the rates are in the 3% to 4% range depending on the term, size of the property and size of the loan.  Multifamily mortgages are typically non-recourse and the LTV Ratio is usually as high as 80% but it also depends on the cash-flow/Debt Coverage Ratio.  Good Credit is a requirement and in some cases experience is also an important factor.  I have Lenders that offer 5 years deals, 10 year deals, and terms that extend for the life of the loan.  Amortization is usually 30 years and it typically takes about 60 to 90 days to close.
