Wanting Private Funds for Single Family Portfolio

Hello,

Currently, I have the opportunity to acquire a portfolio of single family houses in the metro Atlanta area.  A couple of the homes needs some updating and repairs and would become great cash flow properties.

The ARV of the portfolio is $1M. I would like to connect/work with a private lender/investor that would lend 65% LTV.  I would prefer a lender that doesn't have any credit requirements, can close quickly and lend based on the ARV of the properties.

I am not interested in any funding opportunities that require up front costs.
