Short Term funding needed to purchase two duplexes in Western, PA

I am looking for short term financing to purchase and rehab two duplexes in Johnstown, PA.  I need $30k.  This amount would cover the purchase and cosmetic rehab of both properties. I have $1,500.00 of my own funds into the deal.  The properties will generate $1,700 to $1900 per month with the tenants paying all their own utilities.  I am offering 14% interest only payments with a first lien on both to protect the investor.  The properties will appraise for $75 to 80k once the cosmetic work is done and the tenants are in place.  My direct email address is [e-mail].  Thanks,  Art
