SEEKING - Off Market Class A Office & Multi-Family

We are looking for off market properties (we have MLS, Loopnet, etc.) Class A office and apartments.  Major U.S. metros.  $10 mm minimum and > 8% CAP.  Must be cash-flowing and we're not interested in "value-added" properties.
