As an entity we have been investing in real estate since 2007. Our “S” Corp’s business is to acquire, prep for market, and sell single family homes in the greater Orlando Florida area.

This means that we have a variety of ways to do this profitably:

  • We have all the contractors in place to flip homes to the point of setting them up as “equipped” short term rentals

  • We also own a real estate brokerage that is an authorized HUD Broker

    • We purchase HUD properties through them, then wholesale or rehab

  • We can purchase through auctions, and then flip accordingly based on condition and exit strategy

  • We buy homes at tax deed sales and wholesale them via the brokerage and internet marketing

I had a “funding partner” that provided the monies necessary, while we provided the expertise, project management and sales skills to make this successful. Unfortunately, my partner finally succumbed to long term cancer, so I am now looking for an angel investor, or group of investors to continue to expand this profitable business model.

With the ongoing recovery of the real estate market, and the current situation in Orlando of demand far exceeding supply, this is the best time in history of Real Estate to invest... Is "equity capital" similar to an unsecured Business Line of Credit?

If yes, it dovetails beautifully with a vertical market project we have going on.

Equity Capital is not like debt.  It is an equity (ownership) interest in the property.  An example is a developer who brings in investors to put a deal together.  Those investors take an equity interest in the development.  How the "pie" is split between the developer and the investors is a matter of negotiation.   Usually in these arrangements, the investors receive their money back plus x% of the profits before the developer makes money.
