Trade Winds Real Estate is sponsoring the acquisition of TimberChase, a 94-unit multifamily property in Birmingham, AL. The property is fully stabilized, is in an excellent location, and is being acquired at an attractive price.
The total cost is $5M. We already have a commitment from the bank (Arbor) for $3.9M. I (the deal sponsor) will be putting in at least $100K of my own money, so we are now seeking one or more equity partners to contribute roughly $1M in equity.
The property will cash flow 8% from year one, and is projected to return 12% IRR over the life of the investment. A brief one-page overview is attached.
